Flat and low-slope roofs fail differently than pitched residential roofs, and the damage is often invisible from the ground. What to watch for:
Roof inspections: a yearly or twice-yearly inspection catches a small membrane problem before it becomes a leak. We check seams, drainage, flashing, and any rooftop penetrations, then send a written report with photos.
