A permit is usually not required if:

The work is in-kind re-roofing with the same type of covering, the sheathing is not removed or replaced, the job keeps you at two layers of roofing or fewer, and any repaired area is under 100 square feet.

A permit is required if:

The job touches structural elements: removing or replacing sheathing, adding or moving a skylight, or changing the roof pitch. A permit is also required if the new material pushes the total roof weight over 10 pounds per square foot.

Plan review applies to non-residential jobs

Single- and two-family homes do not need plan review. It only comes into play on non-residential, mixed-use, or multi-family buildings.

Torch-down and hot tar need a separate fire permit

If your job involves torch-applied or hot mopped roofing, the City of Lynnwood requires a Hot Works Fire Permit in addition to the standard roofing permit. Worth knowing if you are comparing flat-roof options.

We will tell you honestly which one your roof needs.

What happens if you find rot under my old roof?

You get a photo and a price before we do anything about it. Soft or water-damaged sheathing has to be replaced, because a new roof over bad wood will fail, but you decide with the facts in front of you rather than after the work is done.

Are you licensed and insured?

Yes. ShieldPro Roofing is licensed, bonded and insured in Washington and Oregon.

Do you offer a warranty?

Yes, a 5-year installation warranty that transfers to the next owner if you sell. On PermaLock aluminum shingle jobs, the manufacturer's own warranty is separate and longer: it covers the roof for as long as you own the home, and it transfers to a new owner as a 50-year warranty from the original install date. It also covers fading and chalking for 40 years.
