Here is how the City of Bellingham handles it, and what we do about it: we tell you which category your roof falls into during the estimate, before you sign anything. Pulling the permit and handling the city paperwork is not included by default, but we can take care of it for you for an added cost if you would rather not deal with it yourself.

A permit is usually not required if:

Your home is a one- or two-family house or townhouse, the reroof does not change the building envelope besides insulation (any new insulation must be as good or better), and there is no structural work.

A permit is required if:

The job includes structural work, or it is on a commercial or multifamily building.

Replacing roof sheathing counts as structural work, so it can turn a no-permit job into a permit job. If we find soft decking, you hear about it with a photo and a price before we go ahead.

If the new roof is heavier

If the new roof weighs noticeably more than the old one, the city may ask for an engineer to check the framing. Aluminum roofing is typically lighter than asphalt or tile, which helps.

What happens if you find rot under my old roof?

You get a photo and a price before we do anything about it. Soft or water-damaged sheathing has to be replaced, because a new roof over bad wood will fail, but you decide with the facts in front of you rather than after the work is done.

Are you licensed and insured?

Yes. ShieldPro Roofing is licensed, bonded and insured in Washington State.

Do you offer a warranty?

Yes, a 5-year installation warranty that transfers to the next owner if you sell. On PermaLock aluminum shingle jobs, the manufacturer's own warranty is separate and longer: it covers the roof for as long as you own the home, and it transfers to a new owner as a 50-year warranty from the original install date. It also covers fading and chalking for 40 years.
